1. One of the best ways to get bargain property is to find properties that smell of pet urine or mold because most people don’t have the common sense, the wherewithal or the ability to visualize the potential that these kind of properties have. Which creates a true bargain buying opportunity for you because you may be able to get this kind of property below market value. Do a little cosmetic work and a little clean up and have yourself a truly good property, ready to go. Now why didn’t the seller do this and get a good price for their property? Personally, I believe it is because like most people they are lazy and just did not want to deal with the problems of the property.
2. One way to find people who want to sell bad (desperate sellers) is to (1) find expired realtor listings in the mutable listing book (M.L.S.) and contact those people or (2) find landlords who are in the process of evicting non-paying tenants. You do this by going down to the court house and seeing the filed paper work, (3) find listings in the M.L.S. book that have been there for four months or longer and have the realtor submit offers on all those properties for 25-30% below market value. (4) Find abandoned properties, (5) pre-foreclosures (6) find properties that have leans against them such as mechanic leans (7) properties that are in the process of being and/or condemned by the government for health reasons or safety reasons and their occupancy permits have been/or are about to be revoked. (8) Pet urine smell, (9) Mold problems, (10) toxic contamination, (11) a natural or man made disaster that makes property values in the surrounding area go down, because people become pessimistic about the local real estate (things like this last about six months) (12) lots of junk in and on property (13) probate properties, (14) title problems, (15) owner can’t be found (16) owner that has problems and is in distress, (17) absentee owner.
