Marketing with Door Hangers for you Real Estate Investing Business.
Although the concept of the door hanger is not used that often it still remains to be a very powerful tool to advertise your Real Estate investing business. (Most any business for that matter carpet cleaning, Bug Control etc...)
Think about it for a moment. What it is that comes to your mind when you see a door hanger attached to the knob of your front door?
Maybe you forgot to pay your utilities bill?
Maybe your gas has been shut off?
Maybe the boy scouts in your neighborhood have been doing a fundraiser?
Either way, your door hanger is going to be seen, and even if all the homeowner does is look at it, that still puts you ahead of all the other investors who use traditional methods to market themselves that may not be seen.
A well designed door hanger should have a simple headline just like when I market with bandit signs. A simple message like “We Buy Houses” or “I Buy Houses” works great.
One of the nice advantages to using a door hanger over a “Bandit Sign” is that you can put additional sales copy on the door hanger making it easier to get your message across. When putting an additional sales message on your door hanger keep it to bullet points, and concentrate on the problems you are solving.
Remember the key to good sales copy is “What’s In It For Me ?” always keep your sales copy revolving around resolving that problem. Remembering What’s in it for me is the key to writing good sales copy.

If you have designed the front properly then you can write more details on the back side of the door hanger. The copy you write on the back can and should be more lengthy and tied to how you will solve their problem and remember to make sure you always remember “What’s in it for me”.
When laying out your design I highly recommend making the bottom 2 inches of it a detachable business card. Doing this will double the potential reach of your marketing campaign. Oftentimes the business card is detached and carried around or handed to someone else as a referral. If the person that gets the door hanger doesn’t need to sell they may know someone else who does so the detachable business card is a must.
Now that you have your design its time to do some marketing. The most important part about marketing is this simple rule. “It is better to get your message to five hundred people five times” “than a thousand people one time”. If you only have enough money in your budget to buy 2500 Door hangers then find a neighborhood that you can hit 500 houses 5 times, rather than 2500 houses once. Most all of the experts agree that the biggest mistake made by marketers is that the advertising is not done enough. If your budget does not allow you to hit an area 5 times then shrink the size of your area to accomodate your budget.
IMPORTANT: it is not uncommon at all to not get back any results until the 3rd, 4th, and 5th time you run your marketing so don't give up the first couple of times if nothing happens. 5 Times is the magic number for getting results.
If you have time or a limited budget you can distribute the door hangers yourself. If you can afford it I highly recommend hiring someone to distribute them for you. The Boy & Girls Scouts of America as well as 4H clubs are always looking for funding for activities and they will be happy to do the work. Your message is also much warmer received when the messenger is a young child earning money for summer camp.
