If 'all the world's a stage, and all the men and women merely players', then this should be most evident when you try and sell your own home. Nothing demands more preparation is staging your home for reviewing.
Somehow, when you begin to look at your home through a buyer's eyes, small defects that you have ignored throughout time somehow become magnified several times over. If all buyers first thorough as you though you'd feel like you'd never be able to sell your home! However all is not lost... like anything else in the world you can prepare for this event.
Think of your home as a blank canvas, or a stage if you will, and let all the elements inside of it, and outside, be your 'props'. Determine which 'props' will make the home look better or look worse and adjust these is the be. Let's face it, it's something that they're going to see! So let's move from the inside and we'll work our way outside. So before you open your home to potential buyers with ration that you have done the following:
1. Let's make sure all the rooms of the house are in good condition. The wall should not have any chipped paint, the carpets should be clean and vacuumed neatly, the drapes should be clean and pressed, the Windows should be clean enough to see out of, and all the lights and electrical sockets working well. Wasteful works well for valances over the windows and brings warmth to the framing. You can never go wrong with lace!
2. Next, take a look at the furniture in the home. Yes, having a lot of furniture makes the home look more comfortable, but it also makes it look smaller. That's no trade off! You want your buyers to see a lot of space and allow them to envision their own pieces inside your home. So determine which of your furniture pieces you will keep such as the sofa's, cabinets, Dining tables and buffet tables. Th decided which ones you will want to keep in a storage facility, such as small Ottomans, shelving units and occasional tables.
3. The same goes with the accessories. Keep your decorations to a minimum. If it's possible, remove very personal items such as trophies and wedding photos and keep the very basic items you need on a day-to-day basis such as scented soaps and coordinated towels in the showers. You also want fresh fruit in the kitchen, flowers in several rooms, and a coffee table book in the middle of the living room. Keep candles with fragrance in the rooms that get musty quickly.
4. When you move outdoors for your inspections, make sure the exterior locks, and is, well kept. The gutters need to be free from the leaves, any new shingle should be reattached, and broken shutter should be painted and/or replaced. Make sure the paint it evenly applied and the paint is not appealing in places.
5. Finally, notice the foliage in the exterior grounds in general. The plants and hedges should be trimmed and well shaped to look like a professional day. A nice and level Hatch goes a long way to reaching a curb appeal you're looking for! This goes for the patio and the guard and backyard areas and should be free from rocks, garbage and anything the dog left behind, if you know what I mean. Keep the same cutting pattern in the lawn the same and use parallel lines to the home to give it a bigger look.
Once you've attended to all these needs, your home should be ready to any visitors interested. As an added touch, keep light jazz playing in the background and keep freshly brewed coffee and freshly baked pastries available to your guests.
