This typical of land peddlers and thier mode of operation. Keep in mind all are not like this but most are.

This a letter I wrote back to one of them in response to a lame answer to a question I posed to them.

Remember ONE AND ONLY THING when you are buying land or property on any auction site.

DO YOUR HOMEWORK! PERIOD, NO EXCEPTIONS.

There is often not enough time to do the proper inquiry as to the fitness of a purchase in the span of the auction time frame, not to mention any leg work and traveling to a location is at your expense and most of the offerings that are in the middle of nowhere are not work leaving your front door to look at.

Keep in mind that if these properties were worth squat, we would never lay eyes on them. Most of them just get passed from Sucker to Sucker.

This is my letter back to one of those outfits that claim to have Government and foreclosure land for sale at a bargain

I see, It is typical to ebellish a desription and just skirt the edges of the truth.

In reference to your statement about the Lake being steps away?? You say figure of speach??

Figure of speach or not,,a step is a step.
Perhaps a better choice of description would be to say A Short Jaunt, or possibly A Stones Throw or maybe Over Yonder gimme a break.

You land peddlers are all alike, you will say anything to make some swamp hole  or dust bowl seem like paradise.

I have been out to River Ranch and rode that whole back country and there is nothing in that Mosquito pit that is worth over 500 bucks an acre.

And why dont you tell people that all that petting zoo, horseback riding, river tours, pontoon and airboat rides, fishing, trap and skeet shooting, and Wild West rodeo cost money to see and do instead of making sound like it all included or something you just stumble across while yer out there swattin skeeters. You should include a 55 gallon drum of Deet bug repellant while your at it.

And as far as your reference to possibly seeing the lake from this lot? Yea, If you build a 20 story condo and live on the roof.

Why don't you tell them about the water and electric, to which there is none! And unless the whole pasture is developed It will cost $100,000.00 just to get a line out to the lot and a septic system is out of the question because the soil, or should I say sand will not percolate. Thats why River ranch resort and has thier own water tower and treatment plant.

But you guys know all of this, you just choose to put in a cheap misleading disclaimer so you don't have to be up front and honest.

You types should be thown off Ebay on your ass.

If any of these crap holes were worth anything at all, you would be holding them for yourselves.

Instead you make it sound like some government or foreclosure deal of the century.

All of your disclaimers really ride the fence wire to cover your behinds as well.
