A mortgage is a very important element in getting into your new home!.  Make sure of many things.  Have a professional help you with the agreement to purchase the property.  Make sure you are protected in that agreement with a mortage contingency.  Because, if the appraisal does not appraise the house for the sale price, you may want to excape from this home.

Also, if the interest rate offered by a loan consultant is too high for you to afford, you can get out of the contract.

Most importantly though, you MUST get a Pre-Approval, not a prequalification.  This can only be done by a qualified mortgage person that will not only run your loan request through Freddie Mac's Loan Prospector(R) or Fannie Mae's Desktop Originator(R) and then get your pay stubs, W2s and bank statements to complete the pre-approval.
