Marketing with bandit signs "WE BUY HOUSES"



Love them or hate them the corrugated plastic signs on the side of the road and elsewhere  advertising "WE BUY HOUSES" or "I BUY HOUSES" most definately work.

I have been a real estate investor for 10 years and I can say for 100% certainty that the very best deals come from sign calls. This guide is meant to not only answer your questions but to give you some direction as you plan on either launching or using signs like these in and advertising campaign of your own.

When looking for the right sign design pick colors that are hard to miss. Many people use a yellow background with black lettering. This is not for style but rather funcionality. Theses colors make the sign hard to miss and draw attention to it. I have seen some signs with white background and red forefronts these work well to. Keep you message simple. "We Buy Houses" or  "I Buy Houses" is as simple as it gets and the message is clear. Put a phone number on your sign that you are able to answer as much as possible. People in a motivated situation leave messages but keep looking and if you call them back even in a few hours it can be to late. If you cant or don't want to be chained to your phone then I highly recommend getting a live answering service. Even though this will cost you. you should understand that one lost lead can cost you easily $10k so keep in mind that a live answering service is an investment not a liability.



If you don't have a website then you are missing a good 60% of your prospective deals. Many people are afraid to call initally and like the idea of being able to go online check a site out and get their questions answered without talking to a live person. If you have a website put it on your sign if you don't then get one ASAP and put it in your sign. I use a website and answering serivce on all my signs and I easly get 6 website leads for every 4 call ins and it seems that the website leads are the cream of the cream as far as good leads go. If you really cant afford a website then plan on buying one with the profits from your first house.



A website will also give you more credibility to leverage against your competition. I am a strong advocate of keeping signs simple and inexpensive.When buying signs I recommend a minimum of 25 as an intial investment. These sigsn will be constantly taken down by city employees, self appointed do-gooders etc. You should not be discouraged if someone takes them down just keep puttign them up and experiment with areas till you phone starts ringing. If you can spring for it buy 50 to 100 on your first batch. You are far more likely to get success putting up those kinds of quantities than 2 ro 3 at a time.

Placing signs is really simple:

  1. Find a neighborhood to work in
  2. Drive the neighborhood and locate EVERY entrance and exit of that neighborhood.
  3. Place Signs at EVERY entrance and exit to the neighborhood. (It is best to do this on a friday evening so your signs will stay up a full weekend)
  4. Now Drive that neighborhhod several times a week and make sure that you replace every sign that is missing.
If you have done all that then all you have to do is wait for your phone to ring. Do not get discouraged if you phone doesn't ring immediately. The average person needs to see your message 5 times before they respond. Rest assured signs work and you will get calls.

Quantity is not more important than quaslity here. Many of the people that call you will not even have their house listed FSBO (For Sale By Owner) yet. These are the best kind, do not be discouraged just keep placing signs and you will strike pay dirt soon.

Remember their is a reason that so many other investors use them, becuase they work really well.

Q: What is best one sided or 2 sided?
A: My personal preference is a one sided sign. I like to place them where I can give a full frontal view of ths sign. A single sied sign works great for this type of strategy. I like 3 Point intersections or vacant fields. as my favorite place to place them. I stikc them in the ground facing the street so passers by can see everything easily.

Q: Will I be ticketed or fined by cities or towns for putting up signs?
A: Many people are concerned about this so we asked several of our successful clients about their experience. Most said they had never been ticketed or fined. The ones that had been said the fines were small and insignificant compared to the profits made on deals from the signs. It varies from city to city, some will call to ask you to stop or remove the signs, some will just take them down and other cities don’t do anything. You will have to try each city out to find out how they react.

Q: What is the best strategy for putting up signs?
A: Put up as many signs as possible where you can handle the call volume, if you can handle unlimited calls put up as many as you can. Put the signs out at busy street corners where they will get a lot of exposure. Put the signs up every week in the same locations, have a regular route and replace the signs that have come down on a weekly basis.

Q: What is the best day or time to put out signs?
A: Late Friday night or early Saturday morning. City workers don’t work weekends and your signs will stay up at least through the weekend. Just after the city has cut the grass is also a good time, they wont be back for a while.

Q: Should I pay someone to put out the signs or do it myself.
A: Our successful clients pay someone to put out the signs and usually pay them per sign installed. They will also check up on them by having them list locations and drive by or by having them take photos of every sign put out. Once you start getting enough signs up your time will be taken up following up on leads.

Q: As a Newbie how should I get started with signs?
A: We feel you should test the market to see if this is the marketing strategy you want to use, not everyone has the time to answer all the calls and follow up on all the leads. For someone with limited time we recommend purchasing 100 signs and put out 25 a week for 4 consecutive weeks.

Q: How durable are the corrugated plastic signs?
A: The signs are made of a durable corrugated plastic that will last years. All inks and vinyls used for lettering are UV protected and will last 1 or more years without fading.

Q: What is the best way to put up signs so they won’t be taken down.
A: Make it harder for someone to remove by securely nailing (use a 2” or larger roofing nail with a large flat head) it to telephone poles high enough so someone cannot reach it. Use a step stool or ladder to put them up high and out of reach.
