Many eBayers have been working on ways to accurately predict their fees and their profits. Excel spreadsheets offer a great way to do it. You just need to take some time to visualize all of the "ins" and "outs" of your eBay business.
Start by writing down the steps of the eBay process and the fees and the relationships associated with them: Listing Fee, Final Value Fee (if it sells), PayPal Fee, Postage, Packing Materials, and any eBay subscriptions that you get billed for each month. It may take a few hours to build a good-working spreadsheet.
