Florida property is still a very hot commodity despite the doom and gloom news broadcasts we are seeing each day. More and more people are making the Sunshine State their home and with this influx of migration comes along with it the basic need of housing! On top of all this, it is a "Buy's Market" and with interest rates flirting with the 5-6% mark now steadily for months and months it is just the best time to buy in any time in your near or far future. But my advice is to proceed with caution...

Florida has very strict laws regarding representation for the sale and purchase of real property (real estate) and the seller/buyer should know these laws before they take actiona and just let any ole person "help" them with this purchase or sale decision. It is a third degree felony in the State of Florida to represent a seller or buyer in the sale or purchase of real estate without a license, (exception: a property owner can sell his or her own property - just make sure they are the property owner).

So, the "Caveat" to the consumer is to make sure the person you are dealing with is properly and actively licensed in Florida to "help" you!

Please use this link to the authentic State of Florida website to look up a license: www. MyFloridaLicense.com

Here you can look up the name, company, license status and other pertinent information about the person looking to "help" you in this very complicated and usually expensive buying/selling transaction. If they are not listed here then do not do business with them until or unless you ensure they are the property owner (**NOTE** there is also a page on the website to report this person for their unlawful activity, which you should really do or they may defraud someone else and you wouldn't want that on your mind).

As a "duly licensed" and "active" real estate agent myself, obviously I frown upon the persons looking to take adavantage of you, the consumer, and this is why I am providing this information, (along with the fact that I am a native of Florida and want people looking to move to, or long term vacation in, my home state to have a good experience and to come back often).

If you are looking to locate to the Sunshine State and want to see an abundance of the available homes that are currently for sale you may visit this website to access the Central Florida Realtors MLS FREE of charge: www .BuyOurHome.info Just click on the tab for "Search The MLS" and you will be able to see ALL the residential, vacant land and commercial properties that are currently active and for sale in the Orlando Regional Realtors MLS. Again this is a FREE service!

On behalf of Floridians everywhere I welcome your choice and decision to make Florida your vacation home or your new home!
