Disney Vaction Club Rental

Have you ever seen a Disney Vacation Club property up for rent on eBay?  Have you ever wondered what the actual value of that property is to the owner of that property? 

This guide does not take into account what the market value of a property is based on market demand.  Rather it will show you the difference between what the owner is paying and how much they are charging you.  All values can be verified by anyone with a computer.

Let me clarify that a stay at a Disney Resort property is an outstanding experience.  I have been to Disney World many times in the last 30 years and a stay at a Disney Property is the absolute best experience you can get.

Disney is the master at making people happy.  Part of that is providing outstanding accommodations whenever you stay at a Disney Property.  This includes the Disney Resorts and the Disney Vacation Club (DVC) properties.

You can go to Disney’s online reservation system and make a reservation at a DVC property.  During the 2008 season the starting price for a room in a DVC property will start at $285/night during off peak to $410/night at peak times.

For the rest of this guide the example will be using a Studio Room at Disney’s Beach Club Villas. Arriving June 1st.  The number of guests will be 2 adults and 2 children (age 10).  Also available are 1 & 2 bedroom suites.  All prices obtained in this guide can be found by anyone using the internet.  No special access or secret sites were used.  These prices are valid as of the first week of 2008.

A 7 night Sunday to Sunday reservation at this property in June 2008 is $370/night.  Total cost for your room will be $2590 before tax.  This is an outstanding property and worth the money.

But you may ask yourself.  “How much did the owner of the property pay for this week?”

When a person buys a DVC property they buy into a single DVC property.  In this case the owner has purchased the rights to use Disney’s Beach Club Villas.  Disney Vacation Cloud works on a system of points and the owner buys into a given number of points.  After the initial purchase the owner pays an annual maintenance fee.  That fee is based on the resort and the number of points that the owner has.  So if you have two owners of the same resort and one has 200 points and the other has 100 the first owner pays 2 times the amount for maintenance than the second owner. 

Each night at a DVC property has a designated number of points it takes to get that room for the night.  Point values change depending on the season and the day of the week.  Friday and Saturday nights being a higher point value than the other days.

At Disney Beach Club Villas, the 2008 point value for this resort the first week of June is 14 points each day for Sunday, Monday, Tuesday, Wednesday and Thursday.   Friday and Saturday are each 32 points.  The total comes out to 134 points for the week.

So what are the maintenance fees for this property?  The 2008 fees for Disney’s Beach Club Villas are $4.80 per point.  $4.80 x 134 points = $643.20

Keep that in mind when the owner wants to rent you his week at Disney’s Beach Club Villas for $2000 and tell you that you are saving $600 off the regular rate.   So use a little caution and look around.  If you make a save search for the Disney Vacation Club properties you can easily check it often and wait for a great deal.

We have spent a week at the Saratoga Springs property and it was a great experience.  Disney Vacation Club is most certainly a winning experience.

Here on eBay you can get some outstanding deals on a DVC property.  Keep in mind the owner does deserve to make a little off their property.  But by using this guild you will have something to work with.
