There are two versions of the Disneyland Tom Sawyer Island brochure /
map dated 1957, but one of them is actually from 1976.

Pictured above is the 1957 version of the brochure. Note that there is a copyright notice on the left side below the raft. The text reads:

c 1957 Walt Disney Productions

The 1976 version of the map / brochure
ALSO says c 1957 Walt Disney Productions, but this text is on the right
hand side. On the left had side, reads:
D-776-R-3

In this instance, the 76 probably stands
for 1976 and the 7 probably stands for July. This would be the
date the brochure was printed. It was probably distributed a few
months afterwards.
There are slight differences between the two brochures. The 1957 version is slightly larger and has slightly different font for the text.
The interior map of the 1957 brochure shows rafts from the mainland hitting the island at 2 points: Tom's Landing from Frontierland and Huck's Landing from Indian Village. In 1972, the Indian Village disappeared to make way for Bear Country / the Country Bear Jamboree, and the rafts to Huck's Landing went with them. The 1976 map still shows Huck's Landing. It just doesn't say what the landing is for.
Also in the 1957 guide, there is a notation that Tom & Huck's Tree House is the "Highest Point in Disneyland". By 1976, this was no longer true.
On eBay the 1976 brochure is often misidentified as being from 1957, but it can be easily identified by a potential bidder if they look for the writing at the bottom of the first page.
It's possible that one or both of these guides were available at the park for several years.
In terms of scarcity, the 1976 version seems to be a little tougher to find than the 1957, but the 1957 version is more popular and will fetch more on eBay.
